  • Cenotes are magical properties. The process to buy real estate in the Valladolid Yucatan area is quite straightforward. Because we are far from the border and the coast, it is possible to buy the property as any Mexican Citizen, without the need of a bank trust to own real estate. The only difference is that a foreigner requires a permit from the SRE (International Affairs Department), which is free. This document is issued by the SRE offices, and it takes about 3 days to get it.

This is usually an easy process, but currently, and due to COVID restrictions, the only office issuing the permits is in Mexico City, which is causing a lot of delays in the purchasing process. We hope that with the current vaccination rate, the offices in Merida start issuing the permit soon.

Located only 40 minutes away from Valladolid, this property has the benefit that has very easy access, with only 1.2 kms of dirt road to get to the plot.

The cenote is outstanding. It has a hole on the ceiling which allows the sun light to come in, allowing you to appreciate the crystal clear waters of this cenote. It already has an access to get to the water easily… but I’ve seen a couple of daredevils jumping directly from the rock mezzanine!

This cenote has a particularity that makes it extra special, and it’s that the roof is almost flat. You can see it in the picture, but it’s more noticeable when you’re swimming in the water.

This property is perfect for those looking for nature. It has many big trees and some fruit trees from the region as well. It was originally used as a cattle ranch, so it has some corrals and feeders for animals.

Cenote almost ready to start receiving visitors

This cenote is absolutely stunning. The access is through a small cave with stone steps. Once you land on the big cavern you just can say Wow!

This cenote is inside a huge cavern with stalactites and other rock formations. The current owners have already built a huge stone stairway that leads you right to the water. The water is extremely clear and has a stunning turquoise color. The cavern has three holes on the ceiling, allowing light to come in. But this is a place that definitely could use some illumination, specially to showcase the stunning rock formations.

The property is 8 hectares in total. Has very easy access, as it’s located right in a village. For this reason it also has electricity and piped water.

There’s a small palapa in place and two bathrooms/dressing rooms are under construction.

The plot is extremely well taken care of, so if you’re planning to invest in a place that you can open to the public, this one is a great option, as it only needs final details to be ready for the public.

10 hectares of land with cenote

This cenote for sale is perfect if you know that you want a cenote, but don’t have all the cash readily available.

This property is bigger, but the owner is offering for sale only 10 hectares with the cenote. And this is the reason why it’s a good option for someone who needs time to be able to afford it. Since it would be needed to legally separate the land, the potential buyer will have a window of 6 months to a year until this process is completed. A security deposit must be paid to the owner when signing the promissory contract and the rest at the time of the closing.

The cenote has incredibly blue waters with fish. It is an open cenote (not a cave), but it has a section that is partially covered.

The piece of land for sale includes hectares of big trees and vegetation in its natural state. To reach this property you need to go thought 4 kilometers on a dirt road in good state.

Looking for an adventure?

We call this cenote ‘Indiana Jones’, because going there is an adventure. It has easy access, with less than 3 kms of dirt road to get there, but the only time we’ve visited the property it was pouring, the road was blocked by a fallen tree and we had to walk to get to the plot.

There are no pictures (it was pouring!), but this is a very interesting property which has a cenote and old structures that looked like they were meant to be churches. The base and arches for the doors are in place, but nothing else was built. The cenote is open, and very deep from the ground to the water. It has a well carved on the rock next to the cenote, perfect to build a ladder or access to the water.

This property is located approximately 15 to 20 minutes to Chichen Itza, and offers 162 hectares of land with many treasures to discover.
