Short answer: Look for agents with INSEJUPY Tipo A certification (mandatory in Yucatán since May 2025), A.M.P.I. membership, local market knowledge, and verifiable credentials. Only about 400 of 5,000 agents in Yucatán are licensed.

6 tips to find the perfect agent for you
-
VISIT THE REALTOR’S OFFICE This is very important, since anyone can post an ad on the internet, and there are many informal sellers out there. So, it is essential to visit the real estate agent office and know the person you will be trusting with your money, property or investment. This visit can give you the chance to get to know the agent and assess if you can be a good match.
-
CHECK THEIR CREDENTIALS
In many states of Mexico it’s not mandatory to have a license or certification to be a real estate agent, and Yucatán is one of such states. Therefore, it is important not to assume everyone out there is certified. Ask your realtor for their credentials, or you can also check the A.M.P.I. website to look for certified real estate professionals in the area.
A.M.P.I. is the Mexican association of realtors, and they have chapters for each State in Mexico.
- SHOP AROUND
Explore the websites of local real estate companies and make sure to pick the one with an ample portfolio so you can see as many properties as possible before taking the big step.
- ASK OTHER EXPATS OR FOREIGNERS LIVING IN THE AREA
If you happen to know other expats in the area, ask them about the process of purchasing properties in Mexico, as well as recommendations about local realtors.
- **FIND SOMEONE THAT SPEAKS YOUR LANGUAGE **
Ideally, your realtor should be able to communicate with you. If you are a foreigner purchasing real estate in Mexico, make sure he/she has experience helping other foreigners like you.
- SHOP LOCAL
Choose a realtor who lives in the area you’re interested in, so he can give you accurate advice about living in the city. A local realtor can share their knowledge and give you tidbits of information that no one else can!

FAQ
Yes. Valladolid is outside Mexico's restricted zone, so foreigners can purchase directly without a fideicomiso (bank trust).
Always ask to see their INSEJUPY license. Since May 2025, all agents in Yucatán must be registered. Only around 400 out of 5,000 have obtained theirs. The public INSEJUPY registry may still require internal access; ask to see the current license and confirm the advisor's legal name.
