Short answer: Colonial houses in Valladolid are scarcer and pricier than in Mérida due to limited supply (fewer than 100 exist). Mérida has thousands of historic properties thanks to its 19th-century sisal boom.

Many of our clients are surprised when they come to Valladolid Yucatán looking for a historic colonial property. While Valladolid is the second-largest city in Yucatán, and its location between Cancún and Mérida makes it an ideal place to live, the colonial property market here is quite different from Mérida.
Colonial houses in Mérida vs Valladolid
Mérida has a wide variety of available historic properties — from bare-bones renovation projects to fully restored million-dollar mansions. The selection is enormous.
When clients look for colonial houses in Valladolid, the picture is totally different: fewer options, higher prices relative to condition, and often more of a restoration project than a move-in-ready home.
Why are colonial houses scarcer in Valladolid?
This goes back to the economic history of the region. At the beginning of the 20th century, Mérida experienced a massive building boom driven by the sisal fibre industry. The city became one of the wealthiest in Mexico, resulting in thousands of grand colonial, art-deco, mid-century, and modernist homes.
That prosperity did not reach Valladolid to the same extent. As a result, while Mérida has thousands of historic properties, Valladolid has fewer than a hundred genuine colonial houses. The small supply — combined with families passing these homes through generations — makes colonial buildings in Valladolid scarce and valuable.
What should buyers expect?
If you are looking for a historic colonial house in Yucatán, it is important to have realistic expectations:
- In Mérida: wide selection, range of conditions and prices, competitive market
- In Valladolid: very limited supply, properties often need significant renovation, sellers are selective
Both cities offer unique charm, but the buying experience is fundamentally different.

FAQ
Prices vary by location, size, and property type. Contact a licensed agent for up-to-date pricing in the area you are interested in.
Always ask to see their INSEJUPY license. Since May 2025, all agents in Yucatán must be registered. Only around 400 out of 5,000 have obtained theirs. The public INSEJUPY registry may still require internal access; ask to see the current license and confirm the advisor's legal name.
