What an appraisal should identify
The report should state the property, purpose, effective date, documents reviewed, inspection, measurements, construction, condition, methodology, comparable evidence, assumptions, limitations, value conclusion, and the appraiser's identity and current credentials.
Different purposes can require different evidence or rules. A bank, tax matter, estate, court, insurance file, negotiation, or notarial transaction may not accept the same report.
Who prepares and who validates
The appraiser prepares and signs the valuation. Verify that person is active in the applicable state registry and qualified for the assignment.
