How to Understand a CFE Electricity Bill Before Buying or Renting in Valladolid

Before buying or renting, ask for recent bills, check kWh consumption, rate type, hot-season usage, and whether solar panels or inverter equipment are actually reducing costs.

Foreign buyers ask about CFE bills all the time, and for good reason. In Valladolid, heat, house orientation, mini-splits, shade, insulation, and solar equipment can dramatically change the real monthly cost of living in a property.

What to check on a CFE bill

Ask the seller or landlord for recent bills, ideally from hot months. Review:

  • service name and address;
  • billing period;
  • kWh consumption;

  • any DAC or high-consumption indication;
  • previous balances or unpaid amounts;
  • average consumption;
  • whether solar panels reduced the bill.

  • how many air conditioners are installed?
  • are they inverter units?
  • is the electrical system updated?
  • are there solar panels?

  • does the house have cross ventilation?
  • is there natural shade?

DAC and high consumption

Mexico has a high-consumption domestic rate often referred to as DAC. If a home uses too much electricity over time, it may lose subsidy and pay much more per kWh. You do not need to memorize the whole tariff system before buying, but you do need to check whether the bill shows high consumption and whether your expected air-conditioning use could push costs up.

For foreign buyers, this is one of the most common surprises: the purchase price does not always show the cost of operating the house.

Solar panels and CFE

Solar panels can help a lot in Valladolid, but verify that the system is properly interconnected and has the correct meter. Ask for bills before and after installation. If someone says "we barely pay electricity," they should be able to show it.

For renters

If you are renting a furnished home, ask whether electricity is included or paid separately. If it is included, ask whether there is a reasonable usage limit. If it is not included, ask for previous bills.

For remote work, families, and long stays, CFE can be as important as internet.
